Efter en hård skilsmisse flytter alenefaderen John (Kevin Costner, ham har vi savnet!) til South Carolina med sine to børn. Johns forhold til hans datter (Ivana Baquero fra Pan's Labyrinth) er i forvejen anspændt, men da hendes opførsel ændres markant og John samtidig gør en uhyggelig opdagelse på husets grund, begynder et mareridt af dimensioner.
